Data Access Restrictions

The data in a restricted title plant can only be accessed by NextAce as a third-party on behalf of companies with contractual and/or ownership rights to the plant.

Image Access Restrictions

The images of recorded documents posted in a restricted title plant can only be accessed by NextAce as a third-party on behalf of companies with contractual and/or ownership rights to the plant.

Plant Type

Title plants are given a plant type designation based on the depth and indexing of available information.

Traditional Plants that have 10 or more years of geographically indexed data.

Modern Plants have fewer than 10 years of geographically indexed data.

Thin* Plants that use the legal description from the county clerk’s grantor/grantee index to search properties and parties. Thin plant searches are time consuming, and can often be inaccurate and incomplete. Therefore, the search should be run multiple ways to account for variations in how the legal description may have been captured by the county clerk’s office.

Geographic The term Geographic Plant refers to a collection of county-recorded documents that contain information about the ownership and lien history of real property. Geographic plants are indexed by geographical location rather than by owners’ names, which makes it simpler to research the ownership and history of land by the properties physical address, APN or legal description.

Grantor/Grantee Refers to a title plant consisting of documents indexed by party names in a real estate transaction.
*NextAce automation and workflow is optimized for searching Traditional and Modern posted plants. Subscribers using NextAce automation to search Thin and Grantor/Grantee plants will notice that a great deal more time is required for an examiner to finalize the report.

 

Start Date

The start date of a title plant describes the Month, Date, and Year the plant was first posted. This is also referred to as ‘plant depth’.

 

Tax Data

Information maintained by a County Tax Assessor, which provides records of property tax payments and obligations. Each tax county is given a designation based on how and how frequently the tax information source updates the data. Please email NextAce if you have questions about the type of taxes available in a county.

Static Updated annually from the County Assessor or tax roll.

Dynamic Updated annually from the County Assessor and supplemented by county tax roll information on a weekly or monthly basis to determine currency of payments.

Full Service Updated annually from the County Assessor and supplemented by county tax roll information on a more frequent basis to determine currency of payments or delinquency status.
