Title plants are given a plant type designation based on the depth and indexing of available information.

Traditional Plants that have 10 or more years of geographically indexed data.

Modern Plants have fewer than 10 years of geographically indexed data.

Thin plant searches are time consuming, and can often be inaccurate and incomplete. Therefore, the search should be run multiple ways to account for variations in how the legal description may have been captured by the county clerk’s office.

Geographic The term Geographic Plant refers to a collection of county-recorded documents that contain information about the ownership and lien history of real property. Geographic plants are indexed by geographical location rather than by owners’ names, which makes it simpler to research the ownership and history of land by the properties physical address, APN or legal description.

Grantor/Grantee Refers to a title plant consisting of documents indexed by party names in a real estate transaction.
